Tanenbaum Equity Partners (TEP) is an independent investment advisor focused on the acquisition, asset management, and disposition of domestic commercial real estate investments. TEP seeks to leverage the intellectual capital of the most senior and experienced investment professionals at Gardner Tanenbaum Holdings and Metropolitan Capital Advisors, together boasting over 100 years of commercial real estate experience. Our expansive relationship network, depth of experience, and boutique size enables us to dynamically adjust to changing market conditions and to focus on esoteric value opportunities that may be overlooked by less nimble market participants.
TEP’s investment platform currently targets stabilized, core investments with a specific focus on real estate assets leased to federal, state & municipal government agencies, high-quality defense & aerospace tenants, as well as select industrial & distribution facilities. Additionally, TEP’s sector-focused discipline and proactive management style seek to minimize risk and unlock additional value post-acquisition, driving our total returns and delivering stable, long-term cash flows for our investors.
Leadership
Richard Tanenbaum - Partner
Richard Tanenbaum, co-founder and partner of Tanenbaum Equity Partners, brings over 35 years of commercial real estate experience including development, acquisition and brokerage. Mr. Tanenbaum is involved with all aspects of the organization with a primary responsibility for acquisitions and investment strategy.
Mr. Tanenbaum also serves as the principal owner and CEO of Gardner Tanenbaum Holdings (GTH). Throughout his tenure, he has demonstrated the ability to provide creative and quality real estate solutions for corporate users needing commercial space in the Oklahoma market. Since taking over as CEO, Mr. Tanenbaum has vastly expanded the asset base of GTH’s commercial portfolio as well as the company’s capabilities and expertise in different types of construction including industrial, office, retail and multifamily. Since 1997, he has overseen the growth of the company’s commercial portfolio from 800,000 square feet to over 6,000,000 square feet. Mr. Tanenbaum has completed over 35 projects totaling more than $500,000,000, making GTH one of the largest developers in Oklahoma. These projects have ranged from single and multi-tenant warehouse and distribution facilities, large single tenant office complexes for companies such as Boeing and Northrop Grumman, a hangar complex for Aeronautical Radio, Incorporated (ARINC), as well as over 2,000 apartment homes in six different multifamily communities. Mr. Tanenbaum received a Bachelor of Arts degree in Economics from Tulane University.
Becky Tanenbaum Mallace - Partner
Becky Tanenbaum Mallace serves as co-founder and partner of Tanenbaum Equity Partners, where her primarily responsibilities include the oversight of multiple commercial real estate portfolios. Mrs. Mallace provides client services to high net worth, corporate and institutional investors. In addition, she handles corporate communications, marketing, research and special projects.
Mrs. Mallace is also a principal of Gardner Tanenbaum Holdings (GTH), where she leads the Real Estate Investments division of the company. She has extensive experience in Government leased assets, multifamily, office and industrial sectors, where she is involved with the acquisition and ongoing management of investments. She oversees the research of viable purchases, transactions, property management and regularly engages in negotiations and operations activities. Mrs. Mallace received a Bachelor of Arts in Fine Arts and Design at The George Washington University in 2004.
Todd McNeill - Partner
Todd McNeill, co-founder and partner of Tanenbaum Equity Partners, draws from over two decades of experience in commercial real estate and finance to create a strategy for successful investment opportunities. Mr. McNeill’s primary focus is sourcing and executing all investment directives for the firm’s individual and institutional investment partners.
Mr. McNeill is also a principal of Metropolitan Capital Advisors (MCA), where he focuses on raising debt and equity capital for commercial real estate projects. He has arranged over $2 billion of capital on behalf of his clients for commercial real estate transactions comprising of all product types. These transactions were placed with a myriad of capital sources including Wall Street conduits, REITs, life insurance companies, pension funds, credit companies, institutional equity and private equity. Mr. McNeill is an active investor in the value-add retail and multifamily space and has successfully invested alongside many of his clients in a variety of investment structures that include direct equity, preferred equity and mezzanine loans. Mr. McNeill began his career in 1998 and has completed debt and/or equity assignments for a myriad of property types that were places with a wide variety of capital sources. Mr. McNeill has been consistently ranked as one of the top producers at MCA, as well as a “Top 25 Heavy Hitter All-Star” by the Dallas Business Journal. Mr. McNeill attended the University of Oklahoma and graduated the Michael F. Price School of Business with a Finance degree.
Sunny Sajnani - Partner
Sunny Sajnani is a co-founder and partner of Tanenbaum Equity Partners, where his primarily responsibilities are on acquisitions, business development and negotiations. Mr. Sajnani oversees the underwriting and structuring of potential firm investments, as well as legal and compliance aspects of the company.
Mr. Sajnani is also a principal of Metropolitan Capital Advisors (MCA), where he focuses on raising debt and equity capital for commercial real estate projects. Since 2007, Mr. Sajnani has closed over $1.5 billion of transactions throughout the entire capital stack including senior mortgages, mezzanine loans, participating debt, preferred equity and JV equity partnerships, along with several large property sales. Mr. Sajnani has invested a significant sum of equity capital on behalf of his family partnership into commercial and real estate properties and operating companies. Mr. Sajnani’s investment portfolio is focused on diversity of property types and investment tranches, including common equity, preferred equity and mezzanine loans. Mr. Sajnani began his real estate career at Goldman Sachs’ commercial real estate investment and management arm, specializing in structured finance. He is a member of numerous professional organizations including ICSC, RFDC and UT Austin REFIC. He has also been designated b Real Estate Forum as one of “Tomorrow’s Leaders” and granted the “Minority Business Leader Award” by the Dallas Business Journal. Mr. Sajnani holds a BBA with a concentration in real estate from the University of Texas at Austin.
