Tanenbaum Equity Partners (TEP) is a commercial real estate investment company with a strategic focus on purchasing government leased commercial real estate. Since 2015, TEP has been one of the most active GSA acquirers in the market and has amassed a portfolio of over 2,000,000 SF, representing a total capital investment of over $500MM. TEP’s GSA Portfolio includes assets from around the nation and features a variety of tenants including Social Security Administration, Veteran Affairs, Federal Bureau of Investigation, Internal Revenue Service, Drug Enforcement Agency, Customs and Border Protection and more.

TEP leverages decades of industry experience from its comprehensive team of professionals as well as its direct experience acquiring over 120+ GSA assets to maintain high occupancy and performance across the Portfolio. Tanenbaum Equity Partners is an affiliate of Gardner Tanenbaum Holdings (GTH) which is a fully integrated commercial real estate conglomerate with over sixty (60) years of development and ownership experience. GTH develops, owns and leases office, multifamily and industrial properties across the continental United States with a primary focus on the State of Oklahoma. GTH is a full-service development company with internal construction management, property management and leasing services. The company is one of the largest real estate developers in the region and manages over one (1) million square feet of multifamily properties, eight (8) million square feet of industrial and office space and has an inventory of over three hundred (300) acres of strategically placed land holdings for development. Richard Tanenbaum

Chairman

Richard Tanenbaum is a Co-Founder and Partner of Tanenbaum Equity Partners and Chairman of Gardner Tanenbaum Holdings (GTH). Over his career, he has led more than 150 real estate developments and acquisitions totaling over $1.2 billion, making GTH one of the largest property owners in Oklahoma. Development projects have ranged from single and multitenant warehouse and distribution facilities, large single tenant office complexes for companies such as Boeing and Northrop Grumman, as well as over 3,000 apartment homes in nine different multifamily communities. Under his leadership, GTH’s portfolio has expanded from 800,000 square feet to 8 million square feet since 1997. He holds a Bachelor of Arts in Economics from Tulane University.

Sunny Sajnani

Chief Executive Officer

Sunny Sajnani is a Co-Founder and Partner of Tanenbaum Equity Partners, where his focus is on acquisitions, business development and negotiations. Mr. Sajnani oversees the underwriting and structuring of potential investments, as well as legal and compliance aspects of the company. With twenty years of experience across commercial real estate, private equity, and capital markets, Sunny brings deep expertise in identifying high-value opportunities, innovative deal structuring and driving sustainable growth. He holds a BBA in Real Estate Finance from The University of Texas at Austin.

Becky Tanenbaum Mallace

Chief Operating Officer

Becky Tanenbaum Mallace is a Co-Founder and Partner of Tanenbaum Equity Partners, where her primary responsibilities include managing the operations of the real estate portfolio. She serves as the day-to-day lead on maintaining asset and property management and driving the business forward through lease renewals and acquisitions. Mrs. Mallace has shown tremendous success in growing the TEP portfolio by managing relationships, focusing on retention of tenants and carrying out the vision of the future of the organization. She earned a Bachelor of Arts from The George Washington University in Washington, DC.

Todd McNeill

Advisory Partner

Todd McNeill is a Co-Founder and Partner of Tanenbaum Equity Partners and Chief Executive Officer of Gardner Tanenbaum Holdings. Mr. McNeill plays a key role in shaping the firm’s long-term investment vision, advising on market trends, capital deployment, and risk management strategies. Known for a collaborative and analytical approach, he works closely with the executive team to strengthen the firm’s investment criteria and expansion across key markets. He holds a bachelor’s degree in finance and accounting from University of Oklahoma.

Heath Terry

Vice President of Asset Management

Heath Terry joined TEP in 2023 to oversee the performance, strategy, and operations of the firm’s Government-leased real estate portfolio. Mr. Terry is responsible for maximizing asset value through proactive management, operational efficiency, and data-driven decision-making across the portfolio’s properties. Heath brings extensive experience in cash flow analysis, underwriting and long-term capital planning, enabling him to align asset performance with the firm’s strategic investment objectives. He earned a Master of Science in Finance and a Bachelor of Arts from Southern Methodist University.

Josh Hausman

Senior Vice President of Property Management

Josh Hausman joined W. D. Schorsch LLC, TEP’s property manager, in August 2005 after spending five years in the capital markets. His responsibilities include brokerage projects, management and operations of current buildings, site evaluations for potential projects, and project proposals and cost estimates for both initial construction and ongoing operations. W. D. Schorsch is a commercial real estate firm that specializes in the management of U.S. General Services Administration and Veterans Affairs properties. The company offers full-service property management and currently manages 3,000,000 SF across 215 GSA assets nationwide.

Matt Donovan

Vice President of Finance

Matt Donovan has over twenty years of experience in finance and accounting. Since joining the Gardner Tanenbaum Holdings team in 2008, Mr. Donovan has been involved in the capitalization of the firm’s development projects, where he contributes to underwriting, budgeting, acquisitions, dispositions and transition of ownership and management. He has taken a leadership role in managing both GTH and TEP’s financial reporting and analysis to meet the requirements of each business unit’s evolving activities. In addition, he ensures accuracy and accountability by creating numerous effective tools to streamline operations and ensure maximum effectiveness of the company’s finances. Matt earned a Bachelor of Science in Business Management with an emphasis in Accounting from Baker University.

Richard Tanenbaum sold his 18-location restaurant business and moved to Oklahoma City to partner with Justin Gardner, a leading industrial real estate developer

2001

Tanenbaum began acquiring land along the I-35 and I-40 corridors in response to Oklahoma City’s $350M MAPS infrastructure project

2004

Tanenbaum awarded 310,000 SF build-to-suit for Armacell, initiating an industrial development cycle that continues today

2007

Tanenbaum successfully exits 900+ acres of land via dispositions and developments across six syndications with over 100 investors

2013

Tanenbaum broke ground on its 8th multifamily project, bringing its total to over 1.77M SF and 1,700+ units

2015

Tanenbaum launched a GSA acquisition platform, building a 33-property portfolio totaling 444,000 SF with $78M in capital commitments
